Home Buying

Pricing & Preparation

We use a detailed Comparative Market Analysis (CMA) — a scientific review of recently sold homes in your area with similar size, condition, and features. Pricing correctly from day one is critical. Overpriced homes attract fewer buyers in the first few weeks, which is when interest is highest. Homes priced at fair market value consistently sell faster and for more money than those that sit and require reductions.

We understand — your home is personal, and that matters. But the market ultimately determines value, not sentiment. What we can do is make sure the CMA reflects every advantage your home has, and that our marketing gives it every opportunity to attract the buyers who will pay top dollar. MHC sells homes above the market average because we price correctly and market aggressively.

First impressions — online and in person — are everything. We provide a professional staging consultation to help you present your home in the best possible light. Key areas: declutter and depersonalize every room, touch up paint, clean carpets, address any deferred maintenance, and improve curb appeal. We’ll give you a specific action list based on your property. Virtual staging is also available for vacant rooms.

It’s everything. Over 50% of buyers find their home online first. Professional photography isn’t optional — it’s the difference between a listing that gets clicked and one that gets scrolled past. Every MHC listing includes professional photography and video as a standard part of our marketing. In many cases we will use our drone as well.

MHC’s Approach

We think of every listing as a story worth telling. Beyond professional photography, MHC produces property videos using our in-house drone and green screen studio, virtual staging where needed, and neighborhood profile content. Our listings appear across the MLS, all major real estate portals, our high-authority website, email marketing, and social media — with the reach of a large brokerage and the attention of a boutique firm.

Video is central to how we market homes. We’ve been producing professional real estate video in Maine longer than almost anyone — it’s not an add-on for us, it’s the standard. Video helps buyers connect emotionally with a property before they ever walk through the door, and it’s particularly powerful for out-of-state and international buyers who may be making decisions remotely.

We prospect actively — reaching out to our buyer network, working with co-operating agents across Maine, and running targeted digital campaigns. We also leverage our large email list of buyers and relocators actively searching in Greater Portland and Southern Maine. Our website generates hundreds of buyer inquiries every month.

Offers, Negotiations & Closing

We’ll review every offer together — not just the price, but the terms: financing type, contingencies, proposed closing date, and any requests for inclusions or repairs. We’ll give you our honest assessment and negotiate on your behalf to get the best overall outcome, which isn’t always the highest number.

This happens occasionally. Options include renegotiating the price with the buyer, asking the buyer to cover the difference in cash, or in some cases, canceling and re-listing. An experienced agent can help present your home’s value proactively to the appraiser to minimize the risk of a low appraisal.

Sellers typically pay the real estate commission, their remaining mortgage balance, any property tax proration, deed preparation, and any negotiated repairs or concessions. Your net proceeds are calculated after all of these costs — we’ll prepare a detailed seller’s net sheet before you list so there are no surprises.

The world of reality has its limits; the world of imagination is boundless.
