The Cumberland County housing market continues to show why it’s one of the strongest in Maine. While we’re seeing more homes come on the market, demand hasn’t disappeared—it has simply become a little more selective. The median sales price reached $595,000 in May, a 2.6% increase over last year, while remaining nearly unchanged from April. Home values continue to hold steady, reinforcing the long-term strength of our local market.

If you’re selling a well-prepared home in a desirable location, buyers are still moving quickly. The typical home sold in just 6 days, and sellers received an average of 101.3% of their asking price. That tells us buyers are still willing to compete when they find the right property.

Sales activity also picked up, with 259 homes closing in May, a healthy 15.1% increase from April. At the same time, the median price per square foot climbed to $345, another sign that demand remains healthy despite a growing number of available homes. Perhaps the biggest story this month is inventory. New listings, active listings, and months of supply all increased noticeably compared to a year ago. Buyers finally have more options and a little more breathing room than they did during the extremely tight markets of the past few years. Does that mean it’s become a buyer’s market? Not yet.

With just 2.3 months of inventory, we’re still well below the 5–6 months generally considered a balanced market. Quality homes that are priced and marketed well continue to attract strong interest, while buyers have the opportunity to be more thoughtful and selective than they were just a year ago.
